Home Staging Consult - "I Wish We had Done This Sooner!"

As a Home Stager here in New Hampshire I've helped many clients prepare their house for sale.  One thing I hear over and over again is "I wish we had done this sooner!"  For those who have had their house on the market for a long time without much action, it's wishing they had consulted a stager prior to listing.  For others, it's wishing they had made the improvements sooner so they could appreciate them instead of doing the work for the benefit of the next owner.

I recently worked with a couple who followed my every suggestion to the letter.  They did a fabulous DIY transformation and when they were done they were not only proud...they were sorry they hadn't done it years sooner.

Here are some photos of their efforts...time and money well spent, considering they were "contingent" in just a month's time.

Good morning Sharon. A great example of what simple changes can do in almost any area. Thank you for sharing and have a great weekend.

Wow...what a transformation!  I can believe they wish they would have done that sooner.  It makes their home look much more open and welcoming than before.  I am quite sure with your staging consultation and improvements their home will sell faster!

Sharon - How many times do we hear that:  "I wish I had done this sooner".  Your staging has made such an improvement on the look of the house.  I love the new trim around the fireplace and living room.  Nicely done!

The before and after photos are like night and day. Or, in this industry, like "for sale" or "sold"!

Great improvement on the house.  Yes we all wish they had sometimes done it sooner.  They called upon the right professional.

Sharon, I get that all the time.  What a fabulous transformation with not a lot-and they could have lived in the house and enjoyed it that way.

Sheila:  They were simple changes, although a lot of work, and the sellers were willing to do what it takes...that's the best kind of seller!

Brenda:  Thank you...they already have a buyer, the house is currently listed as contingent.

Kathy:  What I love about DIY, is I didn't have to do the hard work...the sellers did.  I was very pleased with the results!

Janice:  I wish all my clients were just like this couple...never a negative word or an eye roll...did what needed to be done.

Sally:  I was actually screaming when I walked in and saw the finished fireplace...it was better than I had imagined.

Craig:  Well said!

Wendy:  I agree, it's not just the sellers wishing they had done it sooner, it's the agents and stagers too!

Joanna:  They had just gotten used to it the way it was...they never thought to paint out the green trim or add trim to the fireplace.  It was a real "ah ha" moment" as they saw the results.

Anna:  It's a great feeling.  This couple stayed in contact, emailing and calling with questions and updates throughout the process.  It was a pleasure working with them.

Hi Sharon--it is hard to believe that that is the same house.  The transformation in the living room (or family room) with the addition of the trim on the fireplace and painting out the trim in the dining room are amazing.  Gorgeous work--as always.

Love what you did around the woodstove and with the mantle.  Great job!

The living fireplace is transformed with paint and trim. Thank you for explaining the value of the staging consultation.

Sharon - Isn't that the most rewarding thing we can hear?  The sellers will enjoy their home while it's on the market, and take some ideas for updating their new home as well.

Sharon, nice transition! I just read BEST STAGED PLANS, a book for our Oct Reading in the Rain group and it reminded me of friends like you here in the rain!

Posted by Ellen Caruso (Daniel Gale Sotheby's International Realty) over 7 years ago

Cathy:  Thank you!

Janet:  As soon as I walked in, I knew it would make a great transformation...just wasn't sure how much work the sellers would be willing to do.  I was thrilled they were as cooperative as they were.

Debra:  Thank you, I love it too...but I only made the suggestion...they did all the work.

Beverly:  My pleasure!

Julia:  It's great to hear...very rewarding!  It's even better to get the call far in advance so the seller can take their time or actually enjoy the "new look" a little while before moving on!

Ellen:  I ordered the book and I'm looking forward to receiving it!

Sharon ~ I love all these changes!  The fireplace paint job is outstanding -- and THANK YOU for removing the tablecloth from that dining table!! The entry has a fresh new look, too.  I also often hear from clients that they wish they'd met me sooner so they could have enjoyed their home more :-)

Maureen:  Thank you!  Yes, that tablecloth had to go!  I was happy that the table underneath was in good condition...usually a tablecloth is covering up a damaged or ugly table.
